Deb's Lake Conroe Real Estate & Stuff! : Carolina Cove of Lake Livingston-Heaven on earth?

Carolina Cove of Lake Livingston-Heaven on earth?

Buy yourself a spot of Heaven!

Going...Going....

 Almost gone.

As you drive into this gorgeous little neighborhood you will begin to notice that beauty abounds! You will notice the blue waters of Lake Livingston's Carolina Cove.

You will see the huge hardwood trees and pines that line your drive. You will notice that each and every home is meticulously kept with Lake Living at its best. You will come to a street named Lakeshore Drive and as you are coming around the corner you will see a very special hidden treasure. Flowering trees, pines, thick Saint Augustine grass and two charming homes next to one another are just sitting there looking pretty.

Absolutely heavenly! This is a neighborhood packed with non-pretentious residents that love their neighbors. These are genuine folks that are proud of their heavenly spot of heaven and are glad to be there and protect their own. It's a small neighborhood yet a grand neighborhood!

Oh, the hidden treasures they hold! The values of the subdivision are protected by the pride and prudence of the homeowners. Homes are meticulous.

Trees are tall and proud. The view of the Lake Livingston Carolina Cove is only surpassed by the quality of boating, fishing, skiing, and jetskiing.

The cove is deep and clear and ready for "safe" water sports. This is the place to build lifetime memories. Memories of family, frivolity and innocent fun. This is a small price to pay for your own spot of heaven! We have only one left!

A full acre worthy of a park-like estate is at your back door. Huge pine trees, hardwoods, flowering trees, a back porch over looking some of the most beautiful waterfront land to be found is just the beginning.

Imagine having breakfast at your 21 foot, ten sided gazebo overlooking the lake. Built of pine and cedar, the 30 foot high gazebo is large enough for family get-togethers, fully equipped with electrical to keep the coffee hot and the fan running.

Your waterfront is totally bulkheaded with 250 feet +/- and your electric boathouse is housed next to the pier for an easy launch. The upkeep of the property and all that grass is easily enough watered with a timed 20 station sprinkler system with a mile of underground lines that feed your lawn directly from the lake.

After a great ride in the boat how about a dip in the pool? Yes, you have your own 20ft by 40ft covered swimming pool with graduated incline for deep water swimming and a shallow end for the children.

After a few laps maybe a dip in the attached Jacuzzi would be soak away all your worries!

Why not have the barbeque by the pool since the pool house offers 900 square feet of fun and convenience with a full kitchen, storage and room for beds, pool table, cartwheels and your mother-in-law if you choose!

Time to retire for the night? Settle in to your plush and comfortable abode. Built with top quality materials from the slab up.

Solid walls, air tight windows and a well built structure with a large stone fireplace, high ceilings, double paned windows, gorgeous window dressings, ash hardwood cabinets and trim are just a few of the finest details.

Not too large, not too small, this 1479 square foot 2 bedroom, 2 1/2 bath (and don't forget the pool house at 900 square feet) is perfect for retirement or for a weekend getaway.

And, did I mention that the garage is huge? It's decked out with birch cabinetries, storage galore, electric garage doors, half bath, and room for your golf cart! Housed in this area is another hidden treasure.

If ever we are faced with another storm like Hurricane Rita, your own 6 KW generator will save the day!

The entire home is wired to simply plug it in and it's as if you never lost electricity. You are guaranteed cool during the summer, warmth in the winter and local channels are always available with the 60ft antenna wired throughout the home.

Do not be deceived, the expanse of garage, storage, pool house, boat house, covered recreation areas, and wrap around porches is just the right space to treasure your days.

How could you not look forward to another treasured day? Swing on your plantation porch and watch the lovely colors from the sunset!

Where is this property?  Could you send me a map of the area?  How far is this from Dallas?  What other properties are on the market in the area? Is there any demographics for the community?

What is the body of water?  I'd like to know more. Please send me a work-up on that property or others in that community.

Oh my gosh --- its beautiful.  What comps did the appraiser use?  The banks are getting rough, they would not accept your comps?
