PREAMBLE RAMBLE....WITH ACTIVE RAIN I'VE GOT PEEPS   ImageChef.com - Custom comment codes for MySpace, Hi5, Friendster and more

When you get involved in a network of Real Estate professionals sharing their expertise, experience, wisdom and connections "through relationships that grow beyond the written word," you get Active Rain. You get the power and strength of a  Team with no boundaries. You are never alone and you can count on so many to jump in and help.

The members that make up Active Rain are Top Professionals and Real People.

Thank You Active Rain and because of you ...

 I'VE GOT PEEPS!

                                                                                  My Conversation with a lender....

"I am upset beyond belief. Anna, I've never had a client treated like this by a lender before in the lifetime of my career. Anna, I want you to know that I am about to explain to you WHY I am so upset and angry but I want you first to know that it isn't personal with you. I am not angry with you personally so I would like you to listen to my story to convey to your Team once and for all.

Do you understand? "

"yes, I understand."

"Okay, a friend of mine, Marchel Peterson, referred me your client Denise who is approved for the loan amount of X.  As fate might have it we found her property just one street over from my own. It is her perfect property, her dream property, the property she has waited a life time to find and she has been so happy she's been walking on air.  Her closing date has now been pushed off for the second week in a row by your underwriters.hourglass.jpg image by dabydoll

We have provided not one, not two, but three appraisals that are over and above the purchase price and your underwriters have the nerve to sit there and tell us the property isn't worth it? How exactly can a room full of people in Saint Louis judge this property as if they knew the area?  What was the point of a bonded Appraisal?

"they're just trying to protect Denise."

Anna, if I hear that one more time I'm going to scream! Denise is my client and her protection is my job. Your lending institution has purposefully managed to cause the complete upheaval of many lives especially Denises. She is under boxes, the seller has completed all repairs, her current home is committed to lease, her mother is packed and ready to move, the utilities have been changed over and this is a bomb ready to explode!

"they just don't think the property is worth it."

Anna, it's 20 fenced and cross fenced acres off a paved road just outside of town with a home, barn and pond. The land itself is almost worth the purchase price. I told your Senior Officer that Denise wanted to keep her horses there and his immediate reaction was................................................

"if she's selling horses that's an automatic disqualification of the loan."

Now Anna, it sounds to me that your Team is looking for any possible way to get out of this loan. All I've asked for here is honesty. We are tolerating no more procrastination.  I have a member of my TEAM scrambling to take this to closing for her. He says she's all clear for the close as soon as you transfer the appraisals to him.

Anna, You may take this message to your underwriters.

I am the member of a team that is over 110,000 people strong by the name of Active Rain. I am a blogger! With the click of a button I can send this message to all corners of this USA alerting them to avoid using your Lending Institution and its associates and I can tell them exactly WHY they shouldn't use you.

You have managed a total upheaval of lives with your unqualified opinion and I can make sure NO ONE IN THE REAL ESTATE INDUSTRY WILL CHOOSE TO WORK WITH YOUR LENDING INSTITUTION AGAIN! "

"silence"... "BIG black hole" ...

This is the first time I've ever pulled the Active Rain card and tossed it on the table...

Anna, do you understand?

"yes"

THANK YOU AND GOODBYE..."

Denises Pond.

Low and Behold, the very next morning, my phone rang. The lady on the other line was a stranger but her words
were sweet and familiar....

"Anna would like you to know that the documents will be delivered to the Title Company in the next couple of hours
and you are free to close this afternoon."

HAPPY DANCE, HAPPY DANCE, HAPPY DANCE, OH YEA, OH YEA,...Denises Horses.

I felt as if we had done our job well.  Through the help of Active Rain and its members we were able to fulfill the lifelong dream of a wonderful lady!

With the TEAMWORK of many we did prevail. Marchel Peterson Spring TX Real Estate E-Pro ABR (Results Realty) and I got to move Denise into her new home and get settled in with her family and her horses.

Mr. David Garcia--Seattle Mortgage Expert.com (Countrywide Bank, FSB) is a great Mortgage Broker and one I plan to continue to work with.. Our Industry is becoming more and more difficult to deal with but one thing you can be certain of....if you are an Active Member of Active Rain.....you've got PEEPS and over 100,000 on your TEAM!

Have a wonderful 2009! Later in the rain~Deb

I have a feeling the looked it up! Bang......verified! voila......closing! Susan, Thank you my friend. I know we all have them but it was the first time I felt strong enough and confident enough to say what I did....whew. Gary, you know how it works! Miracles are wrapped up in the power of numbers. Leesa, yes ma'am it does feel great! I take great comfort in knowing that an answer to a question or a soft shoulder is there when we need it. Happy 2009! Deb

UNITED WE STAND! Good on you for using everything at your disposal. There's obviously something going on operationally/internally with that Loan Officer that they weren't communicating or wasn't germaine to your story -- underwriter not feeling comfortable with an element of the file, a delay in processing, something caught in the middle of a guideline change, what have you -- that was holding things up. You communicating the consequences of their inaction obviously got things going! David will back me up on this I'm sure -- with such a high percentage of failed transactions relating to lenders, Agents take note: Call the LO often, ask as many questions as you can think of, stay on top of application/financing contingency/loan commitment deadlines! And most importantly, insist that your buyers' financing be reviewed by your preferred lender, even if they are going with someone else. DON'T LET THIS HAPPEN TO YOU! Even though Denice's transaction closed, so much of the stress, aggravation she felt could've been avoided. Don't let the 'Apathy Annas' of lending wreak havoc for you and your clients! I'm sure if David had been the LO on the file from the beginning, it would've never gotten to that point. So much of the success of a transaction relies on the Loan Originator, you owe it to yourself and your client to stay on top of this and for them to use someone you trust. -James Wirth And GO RAIN! Where's my AR foam finger?!?!?

Happy New Year & Amen!

Debbie, if they felt strongly that they were on solid ground, they would have been able to substantiate their position. It's just easier in this climate to say no to any loan that's not cookie cutter. Rejecting 3 appraisals is ridiculous. Thanks for standing up to their nonsense. I love well deserved happy endings! Thanks for sharing your story.

Midori, I'm so glad you don't mind Midori...I will be calling on you!

James, UNITED WE STAND! You are right! And, you're right about the fact that if David Garcia had been in on it from the beginning we wouldn't have had nearly the trauma this lender gave. The lender even held all her accounts and she had over an 800 credit score. They were just being Jack AR$$'$

Anthony! This is it for me! Active Rain has my heart.

Carol, I think they are all getting that way! It's an enigma! I'm glad you got yours closed.

Sally, I thank you so much for stopping by and commenting! This particular instance really did add a few gray hairs to my head but I was so grateful for the happy ending! I much prefer happy endings!

Erik, Relentless is a great word for this deal. We had to be or it would never have happened.

Jason, Oh, I remember that post. Lousy service, slow and what bothered me most was the fact that the baby chair was all gunked with dirt! Not for our Abby! She is growing soooo fast! It's time for you to replenish the photos my friend! Bring um on....

Roland, thank you sir.

Jennifer, me too. I was and am so happy for Denise and her family!

Kat and Nestor...I remember that one. I'll say this much though...they buckled quickly and didn't give me a chance to "blog" about them! I like the way it ended.

Karen, I don't usually get pushy in my deals....it's just easier to get results with sweetness...but this deal turned out to be very different. I don't ever want to have to work with them again!

Scotty, thank you and booyah right back at ya!

Patricia, I really wasn't making a threat! I was just telling them like it was. I would have pulled that ace and used it if I had too! With all the Mtg Brokers available here in the Rain I'll bet I could have made them eat their "opinions". It was their "opinion" that was tearing up the lives of many people! Hi Deb The Role Model...Oh, I am so proud of you.

  • You did a marvelous job for your client (and her horses),
  • showed how worthy you were of Marchel's confidence in you, and
  • you wrote a winning post.

You showed us how we can all be winners.

I'm glad marti featured this because I had missed it. Isn't this interesting! I have not thought of the leverage of the AR group but clearly it makes sense. The important thing is that you were able to help your client but what a great example of the power of the Rain!

Kit Kat, you're funny! I don't think I would recommend this as a first, second, or third resort but if all else fails.....put your peeps in their faces! I'm glad to say that Denise is very happy! Hugs, my friend. Diane, We are walking on power...that's for sure. The power of a TEAM. Thanks, Deb

LOVED this story!!! Reminded me a bit of the phone company commercials with all the "network" behind the guy... I like it when the "little guy" wins.
