My Conversation with a lender....
"I am upset beyond belief. Anna, I've never had a client treated like this by a lender before in the lifetime of my career. Anna, I want you to know that I am about to explain to you WHY I am so upset and angry but I want you first to know that it isn't personal with you. I am not angry with you personally so I would like you to listen to my story to convey to your Team once and for all.
Do you understand? "
"yes, I understand."
"Okay, a friend of mine, Marchel Peterson, referred me your client Denise who is approved for the loan amount of X. As fate might have it we found her property just one street over from my own. It is her perfect property, her dream property, the property she has waited a life time to find and she has been so happy she's been walking on air. Her closing date has now been pushed off for the second week in a row by your underwriters.
We have provided not one, not two, but three appraisals that are over and above the purchase price and your underwriters have the nerve to sit there and tell us the property isn't worth it? How exactly can a room full of people in Saint Louis judge this property as if they knew the area? What was the point of a bonded Appraisal?
"they're just trying to protect Denise."
Anna, if I hear that one more time I'm going to scream! Denise is my client and her protection is my job. Your lending institution has purposefully managed to cause the complete upheaval of many lives especially Denises. She is under boxes, the seller has completed all repairs, her current home is committed to lease, her mother is packed and ready to move, the utilities have been changed over and this is a bomb ready to explode!
"they just don't think the property is worth it."
Anna, it's 20 fenced and cross fenced acres off a paved road just outside of town with a home, barn and pond. The land itself is almost worth the purchase price. I told your Senior Officer that Denise wanted to keep her horses there and his immediate reaction was................................................
"if she's selling horses that's an automatic disqualification of the loan."
Now Anna, it sounds to me that your Team is looking for any possible way to get out of this loan. All I've asked for here is honesty. We are tolerating no more procrastination. I have a member of my TEAM scrambling to take this to closing for her. He says she's all clear for the close as soon as you transfer the appraisals to him.
Anna, You may take this message to your underwriters.

Low and Behold, the very next morning, my phone rang. The lady on the other line was a stranger but her words
were sweet and familiar....
"Anna would like you to know that the documents will be delivered to the Title Company in the next couple of hours
and you are free to close this afternoon."
HAPPY DANCE, HAPPY DANCE, HAPPY DANCE, OH YEA, OH YEA,...
I felt as if we had done our job well. Through the help of Active Rain and its members we were able to fulfill the lifelong dream of a wonderful lady!
With the TEAMWORK of many we did prevail. Marchel Peterson Spring TX Real Estate E-Pro ABR (Results Realty) and I got to move Denise into her new home and get settled in with her family and her horses.
